Hello, I was just looking for some general advice, myself and my partner are hoping to get a mortgage in place but cant find answers easily without listening to people forver try and put a mortgage in place for you, all i want to do is ask a few questions first, I myself have a fair credit rating and my partner has excellent, we have a 15% deposit for a house we want, do you think we are going to have serious trouble putting a mortgage in place!? Also, is the anyway he can lead on a mortgage and us both be on the deeds!? Im quite new to this and understand i havent got a cloe, just wanted to see any options we have!? thanks

Hi there,

It can be annoying listening to pushy sales peolpe, but please don't let that put you off brokers, as a good independent mortgage broker can make a huge difference in helping you get the best deal out there to suit your circumstances.

As for your questions:

Your credit rating sounds as if it shouldn't be a problem.

The 15% deposit is sufficient for obtaining a mortgage, obviously the more of a deposit you have the better, but 15% is OK and should mean you have a reasonable selection of lenders and mortgage products to chose from.

As for one of you "leading" on the mortgage, I'm not exactly sure what you mean.

One other thing to consider, depending on your cirumstances, is the governments first time buyer schemes that could assist you with a deposit at a very low interest rate, and by incerasing your deposit from the government schemes, this could lead to you having access to much cheaper products as the loan to value (size of mortgage compared to value of property) would have decreased, which could lead to much cheaper monthly payemnts.

As you have stated you are quite new to this, I really would suggest having a chat to a professional.

I have a similar question to the one above and would be really grateful for any advice. My boyfriend and I are applying for a mortgage together this week. We have a deposit of £30,000 for a house we want to buy at £170,000. He has a good salary (29k) and an excellent credit history. I have an ok salary (19k) and a good credit history. Mine is a bit poorer than his as I have only been living in the UK for three years and have moved around a bit since I've been here. In that time though I have taken out a credit card, personal loan and mobile phone contract and have never missed a payment on any of them. Does anyone have any ideas on whether my credit history would have a bad effect on our mortgage application?

I had some financial trouble in Ireland a few years ago that I have sorted out now and have been told won't show up on a credit check here so I think thats okay, its just the length of time I have been here/number of times I have moved that worries me.

Would be grateful for any advice!

I think you should be fine. The many addresses isn't helping by any means, but the regularly paid commitments will help, and the income multiple you are after isn't too big, so I don't see any problems.

Are you using a mortgage broker? He/She should be able to tell you all of this. If you aren't, why on earth not? I really suggest you talk to an expert in the current financial climate. It may be that you have the best deal already, in which case you've lost nothing but have gained piece of mind, but it may be the case that you can get a much better deal.
